Repair vs replace.

Three questions we ask on every inspection:

  • Is the underlying roof structure sound?If the deck, trusses, and ridge are solid, repair is usually the right call. If we find rot, sagging, or compromised structure, replacement becomes the conversation.
  • Is the damage localized or widespread?One bad valley = repair. Granule loss across the whole field, multiple unrelated leaks, and warped shingles? That's a system at end-of-life.
  • How old is the roof, really?10-year-old roof with a flashing problem? Fix it. 23-year-old roof with multiple issues? Talk replacement, but never replace just because of age alone.
