Repair work is lower-margin than replacement — that's why most roofing companies push the bigger ticket. We take the smaller job because it's the right job, and because the homeowner who feels the $800 repair was honest is the same homeowner who calls us when the roof actually does need replacing eight years from now.

• Leaks of unknown sourceThe hardest call. We do a moisture-mapped diagnostic from the attic up, then a water-tested confirmation on the roof. Usually a flashing failure, sometimes a deck issue, rarely a full-roof problem.
• Valley flashing failuresImproperly woven valley flashing is the #1 cause of mystery leaks 10+ years into a roof's life. A 1-day fix that saves the rest of the roof.
• Damaged or missing shinglesWind events, fallen branches, foot traffic damage from satellite/HVAC installers. We carry matching stock for most major shingle lines.
• Pipe boots & vent flashingsThese rubber gaskets dry out and crack in Utah sun starting around year 8. Cheap fix, prevents major water damage.

Repair vs replace.

Three questions we ask on every inspection:

• Is the underlying roof structure sound?If the deck, trusses, and ridge are solid, repair is usually the right call. If we find rot, sagging, or compromised structure, replacement becomes the conversation.
• Is the damage localized or widespread?One bad valley = repair. Granule loss across the whole field, multiple unrelated leaks, and warped shingles? That's a system at end-of-life.
• How old is the roof, really?10-year-old roof with a flashing problem? Fix it. 23-year-old roof with multiple issues? Talk replacement, but never replace just because of age alone.
